If you're a seller who's thinking of selling your
one-of-a-kind home, you have special challenges and concerns. You'll need to
determine just where to price the home as well as creative marketing techniques
to use to attract just the right buyer.
That's where a Realtor comes in. They are educated on
meeting challenges like marketing the specialty home. Here are just a few of the
many services available from a Realtor
Determining market value:There
may be few, if any, comparable properties that match your home. (Those are homes
similar to yours, in similar neighborhoods that have sold recently.) Therefore,
it's tougher coming up with the right price range-one that reflects a fair
market value while compensating you for the uniqueness of the property. Realtors
will scour the market for comparable sales (usually those that have occurred
within the past six to nine months in your neighborhood or neighborhoods similar
to yours.) They'll also look outside your immediate area for sales that could be
used as comparisons. If some can be found, you can get an idea of the range of
value by adjusting the sales prices based on location and other amenities.
Suggesting an appraisal:If
you are still not sure of the value, it may be wise to request an appraisal in
order to determine market value. This is usually only suggested when a market
range can't be determined because an appraisal may be low if it's not predicated
on an offer. This is because an offer sets the stage for what a "ready,
willing, and able buyer would offer".
Determining marketing strategies:Realtors will discuss their suggestions for marketing your "one-of-a-kind
home."While this may include traditional print advertising, there are often
other options available for specialty homes. These could include magazines,
business journals and relocation publications. Since this type of advertising is
not only costly but time-consuming, it's important that you make a long-term
commitment to work with the Realtor, knowing that results may not come
overnight. Working in a team effort with your Realtor is sure to be a winning
combination for getting your special home sold!
